Type of foundation: Slab-on grade.
Method of inspection: Visual inspection of exterior.
Comments (An opinion on performance is mandatory.):
The foundation is performing as intended. Exposed re-bar end located on the right rear corner of the patio should be patched.
B. Grading & Drainage
Comments:
No significant problems were observed at the time of inspection. Storm water appears to be draining from the home adequately.
C. Roof Covering (If the roof is inaccessible, report the method used to inspect.)
Type of roof covering: Three tab composition shingle.
Method of inspection: Walked on roof.
Comments:

D. Roof Structure & Attic (If the attic is inaccessible, report the method used to inspect.)
Method of inspection: Entered attic and performed a visual inspection.
Approximate depth of insulation: 12 inches of loose blown-in.

E. Walls (Interior & Exterior)
Comments:
No significant problems were observed at the time of inspection.
EXTERIOR
1/End brick located under threshold of rear sliding glass door is loose.

2/Masonry steel lintels located over the front windows are showing signs of rusting.
3/Siding and trim have separated from the window header located above the rear window on east side.

4/Soffit board on the home, and rear patio ceiling board “appear” to have a form of fungi on the surface. Recommend a professional environmental person perform testing to further evaluate and identify. Treating the areas and repainting with a resistant paint “may” become necessary.
F. Ceilings & Floors
Comments:
Ceiling board is coming loose at the seam at one location on the rear patio.

Door hardware (knob) is loose.

The overhead vehicle door roller on the west side needs adjustment and or replaced. Roller rubs heavy on top of door track when closing.
